Most asphalt surfaces should be sealcoated every 2–3 years, depending on traffic, sun exposure, and condition. Regular maintenance helps extend the life of your pavement and reduces long-term repair costs. 


We follow a detailed, step-by-step process to ensure clean results and long-lasting protection.

Our standard process includes:

  • Removing weeds and vegetation with a string trimmer
     
  • String trimming the grass edge to create a clean 90-degree edge along the driveway or lot
     
  • Blowing off all loose dirt and debris
     
  • Scrubbing the surface with a wire broom where needed for proper adhesion
     
  • Filling cracks before sealcoating
     
  • Applying sealcoat evenly for consistent coverage
     
  • Blocking and flagging the area to prevent traffic until proper curing
     

Proper preparation is what separates a professional job from one that fails early. We take the time to do it right, so your surface looks better and lasts longer.


 

We primarily use broom application for residential driveways because it provides better coverage, stronger adhesion, and a more durable finish. Brooming allows the material to be worked into the surface.

For larger commercial projects, a two-coat spray is generally recommended when appropriate to ensure efficiency while still maintaining proper coverage standards.

The method is always chosen based on what delivers the best result for the specific surface, not what’s fastest.


Crack filling helps prevent water from entering the pavement and slowing further damage. With proper application and normal traffic, most crack filler will last 2-3 years, depending on crack movement, weather conditions, and traffic levels.

Heavily traveled areas and wider cracks may require more frequent maintenance, or even asphalt patching which is why regular inspections are recommended.
